The Legal Stuff
Believe it or not there’s quite a lot of legal commitments when you become a landlord. It’s not just the Residential Tenancies Act 2004 and its many amendments. We also need to comply with Equal Status Act, Minimum Rental Standards including Health & Safety and the Fire Services Acts. Fortunately for you, we know this stuff and we’ll be pleased to assist you with any query you may have in these areas. All of our tenancies are on the basis of a fully enforceable tenancy agreement and we will ensure you have all of the necessary information necessary for full registration with the RTB.

Property Services Agreement – You should read this document, sign one copy and return to our office ( PSRA requirement)

BER Certification – All rental accommodation ( except those in buildings which are deemed to be ‘Protected Structures’ must have an energy certificate and the verified rating must be displayed on all web and brochure advertisements.
- Fire Safety Installations – Smoke detectors and fire blankets should be installed.
- Has your rental property got an open fire, gas boiler, gas fire or other mains gas appliance? If so, a CO2 detector must be fitted.
