A valuation, in simple terms, is an opinion of what a particular interest in a particular property is worth, at a particular point in time for a particular purpose. A valuation is usually required when a property is being purchased, but may also be useful in anticipation of a sale, letting, rating, re-mortgage, or indeed for balance sheet or reinstatement purposes.

In a fluid and volatile property market the requirement by banks and other lending institutions for a fast appraisal of projects on which they propose to lend is paramount. Our reputation as valuers is based upon a level of service which can be considered second to none in the estate agency industry. The critical element is our ability to provide a comprehensive report and advice which is accurate, on time and at a reasonable cost.

Rent Review

Rent reviews were first introduced to preserve the original position negotiated by the landlord and tenant at the commencement of the lease. In a rising market a review of rent is as unpalatable to the tenant as it is pleasing to the landlord. Rent reviews require knowledge of the market and a thorough understanding of the lease and property law.

Our surveyors have the resources and network to provide thorough up to date research on comparable transactions which in turn will ensure that our clients position is further strengthened.

Rate Valuations

Commercial property owners and occupiers need to be kept fully informed of current rating procedures and levels. This is a constantly changing situation as rating assessments are always subject to review.

Many occupiers are unaware they can appeal against their rating assessment with possible consequent reductions in annual commitments. In existing properties, a change of circumstances can enable a reduction to be obtained and any reduction can last for several years.

Our rating valuers are competent to give advice on all rating matters and, if necessary , negotiate with the Valuation Office. We are also qualified to give expert evidence and appear on behalf of rate payers at the Rating Tribunal.

Compulsory Purchase & Planning Compensation

Many property owners at one time or another are affected by local authority acquisitions. We deal with claims for compensation under all headings and negotiate with the local authority on behalf of the property owner. Where necessary, we will appear at arbitration and present expert evidence, and in most cases our fees are partly paid by the local authority.

Insurance reinstatement valuations

Inflation is a fact of life that property owners have to take into account. Its effects on building costs mean that insurance policies need to be reviewed frequently. If these reviews are neglected, the property owner could suffer substantial losses in the event of a claim, by the application of the 'average clause'
