Ever notice how easy it is to find something when you’re looking in the right places?
Sourcing good tenants is a bit like that! Because we’re constantly sourcing and qualifying tenants, letting your house or apartment will be easy for us ……… and a lot better for you!
Now let’s consider what a first-class letting service should have.
Just because it’s a letting, doesn’t mean you have to compromise on photography. Your rental property will benefit from professional photography in the same way as a property being offered for sale. Think of the importance of first impressions. Interestingly, good looking properties have a habit of attracting responsible and caring tenants.
Better marketing should also include wider coverage on web portals – that’s why we’ve included all of the top-ranking web portals such as ( www.daft.ie, www.myhome.ie, www.rent.ie and www.oconnorshannon.ie – all of them working 24/7 attracting inquiries and generating viewings.
Don’t just show your rental ……..show it off! It’s amazing how a few simple tips can make such a difference. A neat and organised front garden and a nicely painted entrance door will arouse interest. A bright and inviting interior can seal the deal! Why not ask us to take a walk through your rental while providing recommendations as to décor and furnishings. This way your rental property will stand out from the crowd and attract lots of extra viewings. Need extra beds, sofa or other furnishings? Just let us know what you need and then consider it done!
Evening & Weekend Viewings
We recognise that quality tenants are probably busy at work during the day. It makes sense, therefore, to offer evening and weekend viewings when tenants can arrange to view together and hopefully make good decisions together.
References are a priority!
You can rely on us to make a recommendation only when we can prove it! Good landlord and employment references tell us a lot about a tenant’s track record and their ability to pay rent. Accountants’ reports, company and personal guarantees can also help but, of course, in the final analysis, we shouldn’t underestimate the power of instinct!
Database of Tenants
Our system logs inquiries from tenants on a daily basis. Our lettings team are in constant contact with quality tenants -checking their preferences and arranging viewings and, like lots of things in life, more often than not, it’s the quality of the viewing that matters – not the quantity.
Full Property Management Support
When clients consider the modest net cost of full management, this is often their preferred option. Corporate tenants routinely seek out rentals which are professionally managed and when you consider the peace of mind in having a 24/7 management service, it’s just the right fit for many of our clients. Property management fees are treated as fully deductible expenses for rental income tax purposes.

The Legal Stuff

All of our tenancies are on the basis of a fully enforceable tenancy agreement and we will ensure you have all of the necessary information necessary for full registration with the RTB.
